Q: How does this process work?

A: The process is very simple. All you have to do is submit the home information form on the bottom of this page.

I will review the information you send me and get back to you within a few days to discuss the property further.  I will then schedule a time to visit the home in person so I can make you an offer. 

You will then determine if you wish to accept or reject our offer.

If the offer is acceptable, I will set up and pay for any city required inspection, review the property with my inspection team, and proceed to close.

Q: Do you pay fair market value? Do you use an appraisal? How do you determine the price you're willing to pay?

A: Just as every homeowner's situation is unique, so is the process in which I determine what an appropriate offer for a home might be.

Things I take into consideration include the condition of the home, cost of repairs that need to be made to the home, the current local market conditions, as well as the urgency of the situation.


Q: How much do you charge?

A: There is no fee to the home seller for my service.  Although I am a Realtor, I don't take a commission if I purchase your home.  I also pay for any city required inspection and for your closing costs.  I save you money, not charge you!

Q: Does it matter if I have a realtor?

A: As I am a licensed Realtor myself, if the property is listed you can have your agent shoot me an email at stating so with the address and I can look it up on the MLS and set up a showing.  Any further communication would be directly through your agent as this is not an attempt to solicit business if you are currently under contract with an agent.

Q: Do you only buy houses? Or will you buy condos, manufactured homes, etc?

A: I do not concentrate solely on houses. I buy townhouses, condominiums, duplexes, triplexes, four plexes, apartments, beach property, office buildings, farms, land, or any structure that has land deeded to it such as a manufactured home or a mobile home.


Q: What if I have my property rented?

A: Don't worry if your home is rented. I can buy your house and take care of the renters later. If you have family living there I can always make special arrangements for them.


Q: What if I am behind on payments?

A: If you are behind on payments, I can work with your lender to arrange a sale.

Q: Do I have to make repairs on my property?

A: No, I will purchase the home in its as/is condition. You do not have to do anything.
